How we carry out a house inspection:
1. Inspection of the property
We know that things sometimes have to happen quickly and the visual inspection often takes place the very next day. We do an inspection with a special focus on the following:
– Damp and mould
– Cracks and subsidence
– Services, including pool, if available
– Roof, windows, doors
– Plot and dimensions in general
This on-site visit lasts around 2 hours. You can be present, too, if you wish.
2. Paperwork audit
We check all of the relevant paperwork, such as the land / cadastral register, building permits or missing documents (utilities, certificates, inspections, other permits).
3. House buyer report
One to two days after the inspection, you will receive our Home Buyer Report. The brief report contains an assessment of the property’s general condition, an overview of any defects found and estimated cost of repair, as well as any recommendations in the form of things you “Must Do” and “Can Do”. Above all, our report contains our assessment of the property’s market value. Is the property worth the money? We will inform you or your legal advisor if there are any irregularities.
In addition to the written House Buyer Report, our house inspector service also includes a final personal meeting. There, we will discuss our assessment in detail and answer any further questions you may have. We can also discuss possible further steps. For example, we can also negotiate prices and contracts on your behalf. This meeting can occur either in our Malaga office or via phone/video call.
